Information for Tenants
Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -
- All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
- All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings
Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Fees to tenants
Upon booking a property, the lead tenant will be asked to get consent from all tenants and guarantors to provide Reiss-Samuels all the tenants and guarantors full names and email addresses, Once we receive this information we will then email the next step, We will email all parties involved, tenants and gurantors will all be ccd into the email. Please revert back to privacy policy, The tenancy is a joint and several tenancy:
Should a prospective tenant wish to book a property we will require a 1 week booking deposit. Providing the tenancy goes ahead, this will be deducted from the Overall deposit, which are due before you move in (see below).
In the event that the landlord declines to grant the tenancy, it will be refunded to you in full.
However the booking deposit will be non-refundable if you decide not to proceed for any reason, or if you fail your references or if your dont produce the requested references within the set time frame given.
References
We may also require a personal reference, We may use the services of an independent referencing company to obtain and evaluate these references. All tenants and guarantors are given a set time frame from the date the booking deposit is paid to complete all references. Should the requested references or documents not be suplied to us within this period the property will be remarketed and the booking deposit will be retained.
Rents
Rents are normally quoted calendar monthly, and payable monthly in advance.The formula to work out weekly rent to monthly rent is weekly rent times 52 weeks divide by 12 months gives you the monthly figure The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs, There are no bills included in the monthly rent. All rents are payable by standing order to our company bank account if we are managing the property. If Reiss-Samuels do not manage the property the prospective tenants will be notified about this is writing, move in costs are still payable to our companies bank account, then payable to the landlord's bank account from the second month onwards. Should tenants accidently pay the rent into Reiss-Samuels account for a property we do not manage from the 2nd month of the tenancy or onwards you will need to contact your bank and cancel the payment. .
Deposit
A security deposit of six weeks will be required for tenancies over £50,000 per annum and five weeks for tenancies under £50,000 per annum . This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
